SECOND MORTGAGES

Our second mortgage loan products go  up to 90% of the appraised house value. This allows you to secure a second loan behind an existing first mortgage. At LSFG we will consider both residential and commercial second mortgages excluding land. We evaluate each loan on a case by case basis for pricing and risk.

FIRST MORTGAGES

Our first mortgage loan products go  up to 80% of the appraised house value, regardless of the purchase price. At LSFG we will consider both residential, commercial and land deals.  The option to have the mortgage amortized is available. 

GENERAL UNDERWRITING GUIDELINES 

• We offer 1st and 2nd mortgages between   7% to 16% interest per annum.
• Our mortgages are secured by the borrower’s property.
• Forget the GDS & TDS, we are common sense lenders.

• We require an appraisal on every deal that we intend to fund.
• We will lend up to a Maximum LTV of 90LTV, subject to a good exit plan.
• We are able to offer mortgages without monthly payments. (Prepaid Interest)
